CBI-CA Certified Building Inspectors
Buying a home is probably the most expensive purchase you will ever make. This is no time to shop for a cheap inspection. The cost of a home inspection is very small relative to the home being inspected. The additional cost of hiring a certified inspector is almost insignificant. As a homebuyer, you have recently crunching the numbers, negotiating offers, adding up closing cost, shopping for mortgages and trying to get the best deals. Do not stop now. Do not let anyone talk you into skimping here. Houses built before 1990 add $25.00 -- Before 1980 add $40.00 -- Before 1970 add $55.00 Up to 1500 Square Feet: $345.00 1501 - 2200 Square Feet: $365.00 2201 - 2600 Square Feet: $385.00 2601 - 3000 Square Feet: $405.00 3001 - 3400 Square Feet: $425.00 3401 - 3750 Square Feet: $455.00 Over 3750 Square Feet?...Please give me a call Older homes (Built before 1960), unusual features, and homes on raised foundations incur additional fees as noted below. All inspection fees should be confirmed to reduce on site surprises; please call me if you are not clear on my fee. Homes over 3750 Square feet, or over 50 years old require a phone consultation, I can give you a good estimate, but may change the fee on site due to unforeseen circumstances.. Multiple attics, multiple HVAC systems, multiple fireplaces/chimneys, multiple electric sub-panels, complex roofing etc... Brand new construction, Condos, Active Military, and Seniors (Over 55) are $15.00 less Only one discount applies.... Extra Fees: Under Floor Crawl Space...$90.00 Pool/Spa...$90.00 Casita or Studio Apartment.....$75.00/$100.00 With Kitchen Basement..........$50.00/$65.00 With Bath Barn or Shop...$50.00/$65.00 With Bath I will gladly reduce age related surcharge fees if the homes have been well (and properly) cared for.. Prices subject to change due to additional features or circumstances noted at inspection site. (We reserve the right to decline our service at any time) This includes at the job site
NOTE: CHEAP IS NOT BETTER
"I Am Very Medticulous and Proud Of My Inspections. So Why Hire the Cheapest Inspector For Something As Expensive As The Purchase Of Your New Home?"
NOTE.... a recent article about low priced inspectors in Sept/Oct. "The Inspector Magazine" (CREA): Home Inspection litigation consultants share that nearly all cases involving inspectors named in LAWSUITES were the LOWEST PRICED.... Usally the agent referred these inspectors involved in the litigation. The real estate agent, not the client, booked nearly all of the appointments.
NACHI certified inspectors perform the best inspections by far. NACHI certified inspectors earn their fees many times over. They do more, they deserve more, and yes they generally charge a little more. Do yourself a favor... and pay a little more for the quality inspection you deserve. If you are looking for the cheapest priced inspection or a quick walk through report you need to go to the other guy! We are not a volume Inspection Company. Our service is to provide the most informative inspection report as possible. All inspectors are not =. I have 30+ years in the building industry, Lic. California General Contractor, Certified ITA, ICC, NACHI, Simpsom, HIC. Plus ongoing education & Certifications. Our Standards of Practice are equal to or higher than CREA, ASHI, NAHI, NACHI.
